Home Buyers’ Wish List - Let’s Get Started!

Everyone has a wish list.

On my first contact with a buyer, I like to take time to really understand what their needs and wishes are when looking for their next home. I ask them to help me make their WISH LIST.

A wish list can be a list of things they want in a home, and it can be things that they DON’T want in a home also. It helps me understand my buyers tastes & lifestyles. In my opinion, there is no such thing as a “picky buyer”. The more my buying clients tell me about what they like (and don’t like) - the better a job I will do in researching homes available in Gainesville. Our high inventory of homes for sale in Gaineville and the MLS database offer a large spectrum of price ranges. So the Price Range is the Most Important factor to any buyer….but let’s talk details, details, details !!

Here are some things to consider when preparing your own wish list. And let me know if you have things to add to the list as questions for home buyers. Share your wish list with YOUR Realtor !

  • Number of Bedrooms & Bathrooms
  • Size of the home (Square footage) - Which is all about the floorplan layout too
  • Floorplan Style - One level, Two levels, Open Floor plan
  • Size of Garage or number of cars
  • Do you want a pool, or spa, or both? Screened or Not?
  • If you don’t want a pool, do you want a screened patio?
  • Size of parcel
  • Age of Home - Is age an issue, or is updated older home ok?
  • Type of Construction
  • What type of neighborhood do you want your family in?
  • Do you want to be in a planned community with restrictions and community ammenities?
  • Are schools important?
  • What type of “travel-commute” time do you prefer to get to work each day?
  • Tell me what you want in your kitchen?
  • Do you want a fenced back yard?
  • Do you want a fireplace?
  • Is it important that the master suite be on the first floor?
  • Do you prefer a split bedroom floor plan?
  • Will you do a lot of entertaining? Need a formal dining room or summer kitchen?
  • Do you want a luxury master bath with 2 sinks, shower, and a jetted tub?
  • Surfaces - Wallpapers? Flooring? Counter Tops?
  • Bells & Whistles - tell all me all the extras you like - irrigation system, alarm system, sound systems, crown molding, high ceilings.

Every detail, no matter how small, can be very important to your buyers. We may not be able to find a home that is a perfect to match your wish list, but we will strive to find the best homes to view!

The more I know about my clients’ “likes and dislikes”, helps me to be well prepared for our first trip to show homes.

After showing homes to your buyers, you will learn what styles they like.

It’s great when your clients tell you that you’ve selected fabulous homes for them so see.

Gainesville Market is Picking Up !

Don’t be over whelmed with the Gloom and Doom on the news media. Our Real Estate market here in Gainesville is picking up….and right on schedule too.

It\'s a Buyers MarketOur busiest season is from April through September. Families start planning their move and begin looking for homes so they can “really move” once school is out. The student community that rolls into Gainesville has gotten started with searching for homes and condos too.

Many buyers may be coming to Gainesville for their professional careers, and they are starting to look now because of the low interest rates, the large inventory of homes that are currently on the market, and they are all beginning to realize that NOW IS THE TIME TO BUY !!

Don’t let the national press get you depressed about how things are here in Gainesville Florida ! Gainesville is Great!

A recent article in USA TODAY says that Gainesville has done very well in relationship to other areas in Florida.

Spring is Blooming!

I have to share the “BLOOMS” in my own yard. I have a large island in my front yard with huge live oaks and bordered with mondo (monkey) grass. And planted underneath these oaks are “George Tabor” azaleas. They seem to be very happy shrubs……and they are showing their color.

The spring season is showing it self in Gainesville, Florida.

Wisteria is also blooming everywhere around Gainesville, and I wish I had that plant growing in my yard and trees.

I grew up in Miami, and moved to North Central Florida in 1995. I love living where we do have seasonal changes in weather and visual, seasonal changes in our landscape too.

If you are planning a move to the Gainesville FL area, I know that you will fall in love with the live oaks, the spanish moss, the crepe myrtles, azaleas, and our wonderful community.

Here is another shot from my “once a year” bloomers….. my amarilla bulbs. They are just starting to open and strut their colors !

A recent article on CNNMoney.com is very informative with regard to home values across the country. The main theme in the article is EXCELLENT NEWS!

Home Appreciation MapOur current market now is giving home buyers the best buys they’ve had since 2004 !!

I have been shouting this from my soapbox, website and blog site….and finally the national media is starting to pass along good news to prospective home buyers.

The condition of any real estate market is “Localized” and our market here in Gainesville should not be compared with markets in South Florida.

We have much more stability here, and this map shows which areas have been the hardest hit in the country.

It’s a great time to be a buyer ! And it’s easy to do!

First, get yourself a Buyer’s Agent Realtor to represent you (not the seller).

Second, get a local lender to talk to you about what loan program is good for you and your budget.

Third….start shopping for a home!

There are many homes & condos waiting for buyers just like YOU here in Alachua County.

Think of shopping for a home as a “process of elimination”.
